What your result means

The estimate includes principal and interest on the purchase loan plus any financed VA funding fee, property tax, homeowners insurance, and HOA dues. VA loans do not use monthly PMI in this model.

Formula and assumptions

The funding-fee percentage is selected from the official purchase-loan table using down payment, first-use status, and exemption status. Financed loan = base loan + funding fee. The monthly payment then uses fixed-rate amortization.

  • The funding fee is financed.
  • The transaction is a VA-backed purchase loan, not a refinance or manufactured-home loan.
  • An exempt borrower owes no funding fee.
  • The displayed purchase-fee tiers are the VA rates effective through June 9, 2034 unless changed earlier.

Worked example

On a $350,000 purchase with no down payment and first VA use, the default 2.15% fee is $7,525 if the borrower is not exempt. The financed balance becomes $357,525 before other closing costs.

Limitations

VA entitlement, occupancy, appraisal, residual-income underwriting, lender overlays, closing-cost rules, and funding-fee exemptions are not determined by this calculator.
